Knowing how to use your landlord-side remedies against a nonpaying commercial tenant can sometimes be the difference between getting paid and not. One remedy that the landlord has is to terminate the lease. Under most commercial leases, this places the tenant (and any guarantor) in an unenviable position: the tenant has to either vacate but remain on the hook for rent for the rest of the term, or stay but be liable as a holdover (usually 2x or 3x).
